Enjoy your LBI summer vacation in a perfectly located, spacious, brand new home, just completed this year. This Beach Haven home will comfortably sleep and accommodate 20, with 4 bedrooms, 2.5 baths plus an outdoor shower. There are 6 brand new high definition Smart TVï¿½s, and Wi-Fi throughout. Cable also included in the Master Bedroom, both upstairs and downstairs dens. Ceiling fans included in every room. The home is equipped with two zones of AC, both running on NEST thermostats. All bedroom closets contain beautiful closet systems with plenty of storage space ï¿½ drawers, hangers, shelves, etc.
The house is an oasis and contains the best of both worlds ï¿½ proximity to the heart of Beach Haven ï¿½ with all the privacy that comes with a home on a cul-de-sac.
What You Can Expect - Outside
The front of the house features a spacious, fenced in, private courtyard, with a two-car garage and your own basketball hoop, soccer nets, patio table/furniture, gas BBQ, large hot tub and private access to N. Bay Blvd.
We provide 7 bicycles, 8 beach passes, and 8 high quality beach chairs with the beach only steps away from the house, and a hot tub to enjoy when you return from the beach.
There is a medium sized deck ï¿½ 6 ft. x 15 ft. - that extends out from the 1st floor den overlooking the courtyard, where you can relax at the end of the day with a glass of wine ï¿½ or whatever libation you prefer ï¿½ and bask in the glow of the memories you made that day.
Inside the garage is a ping pong table for you and the kids to enjoy throughout the week, which will not block either of the parking spaces. In addition to the in-garage parking, there are 2 outside spots available as well in front of the house. You can access the main interior of the house from the garage as well.
What You Can Expect ï¿½ Inside
When you step into the home, you immediately walk into an easy-flowing, spacious non-reverse living open floor plan that encompasses the den, the kitchen and dining area.
The dining area includes a gorgeous built-in table and benches that easily accommodate 10, with a standalone island in the kitchen which seats an additional four people. We also offer 4 folding stools for those situations where everyone is hanging out around the kitchen island.
The kitchen itself includes brand new appliances, a K-Cup coffee machine, a blender and everything you would need for the week ï¿½ dishes, bowls, utensils, cooking tools, etc. ï¿½ and there is plenty of cabinet space and granite countertop space. Off the kitchen is a laundry room, including a high capacity washer and dryer (side by side) and plenty of storage room that can double as another pantry.
The 1st floor den includes a large ceiling fan, new 55ï¿½ flat screen high definition TV (with cable) and a plush Oskar Huber sectional sofa that comes with a queen-sized pullout.
The Master Bedroom is located on the 1st floor as well. It has its own spacious private full bathroom, with a full glass enclosed roomy shower. The bedroom itself has a queen-sized bed, large ceiling fan, new 49ï¿½ flat screen high definition TV (with cable) and overlooks the private courtyard.
The Family Room on the 2nd floor offers a perfect sanctuary for the kids. There is a leather L-shaped couch with a queen sized pull-out, a vaulted ceiling with ceiling fan and a cable-enabled high definition flat screen TV. Multiple TV inputs make it perfect to equip with your game console.
Also on the 2nd floor are three bedrooms, one of which is a massive bunk room, with a beautiful built in bunk bed unit ï¿½ with 4 full beds that sleeps 8 children comfortably and contains plenty of storage space. It is a sight to behold and your kids will never forget it. This room also includes a 49ï¿½ new Smart TV that can also accept multiple inputs for your game console.
The 2nd upstairs bedroom contains a queen-size bed and can easily double as a 2nd Master Bedroom. It has a 40ï¿½ brand new Samsung Smart TV on the wall with a swivel mount to adjust to your viewing preferences.
The 3rd upstairs bedroom can sleep 4 individuals, and contains a full-sized bed, as well as a separate twin bed & pull out trundle. This room also has a 40ï¿½ brand new Samsung Smart TV on the wall.

Cleaning & Linen Service Policy:
The home will come included with pillows, quilts and throw blankets. Unless you've purchased a linen package from a 3rd party (a realtor for example), you are responsible for linens, towels, kitchen towels, comforters, hand towels & wash cloths.
A cleaning service to clean the house on your departure is included on your invoice. You are responsible that all debris, rubbish and discards are placed in garbage bags and transferred to the large trashcans by the road on predetermined days of the week. At the conclusion of your stay, all items are expected to be returned to their proper place.
The home is provided with a starter set of home supplies as outlined below.
• 3 rolls of bathroom toilet paper per bathroom
• 3 paper towel rolls
• 1 sponge
• 1 small dishwashing soap
• Dishwashing detergent for the week
• Garbage bags for the week
Owners do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.
We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following:
1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under "Payment Policy" above on reservation acceptance.
2) CANCELATION 30 days before check-in, Renters will forfeit the total rental. The total rental includes all charges on the paid-in-full invoice. Renter may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by from a third party provider. CANCELATION 31 DAYS or MORE before check-in, Renters will receive a REFUND of 50% of the rental. CANCELATION 61 DAYS or MORE will receive a full refund. There are NO REFUNDS for EARLY DEPARTURE.
3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).
4) CONDITION OF PROPERTY: Owners have, to the best of their ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. Keep in mind that this is new construction and all systems and appliances should be in peak working order. With that said, the failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and Wi-Fi service are not a basis for any refund in excess of $500. The amount of any refund shall be determined by the parties in a fair and equitable manor.
Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Owner immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. The Guest agrees to hold the Owner harmless from any liability for the condition of the house.
5) CLEANING & REPAIRS: Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach with the exception of those items specifically mentioned in paragraph 8.
6) ENTRY OF PREMISES: Owner or Owner’s representative may enter the premises ONLY by securing prior permission from Guest. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above.
7) ACCIDENTAL DAMAGE INSURANCE - Renters will be completely responsible for any and all damage to the home or property caused by Renters, whether accidental or due to Renters negligence. However, Renters understand that the rental includes an accidental damage rental policy providing up to $3,000 in accidental damage protection provided Renters notify the owner and assist the owner in making a claim. Renters understand that Renters are responsible for damage beyond the coverage provided by the accidental damage insurance. Renters are also responsible for damage that would have been covered by the accidental damage insurance if Renters fail to advise the Owner of the damage and provide the necessary information that would allow the Owner to file a claim against the policy.
8) USE OF EXTRAS - Renters will furnish their own beach towels and beach shades (EZUPs, umbrellas, etc.). Owners will provide 8 beach chairs, 8 beach passes and 7 bicycles (3 women’s, 2 men’s and 2 juniors). If there are issues with any of the inventory, it is the responsibility of the renter to alert the owner of such at the start of the stay. All inventoried items will be checked at the conclusion of your stay and are expected to be returned in the same condition they were found. Replacements for some of the inventoried items found to be damaged or missing will be billed at the following rates:
• Beach chairs - $50/chair
• Beach passes - $50/pass
• Bicycles - $200/bicycle
The owner makes available a limited supply of extra linens (1 queen, 1 full, 1 twin) in the hall closet, to handle unusual circumstances or needs. If Renters use any of these items they will wash, dry and return them to their prior location or Renters will be assessed a cleaning fee of $50.00. All beds will be left as found.
9) ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or hot tub do so at their own risk and the owner assume no responsibility for accident or injury. No one should swim alone. Renters will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions. See disclaimer below.
10) CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the ocean, hot tub, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested.
11) FURNITURE: All furniture must be returned to its original location on Guest's departure or an additional charge will be made.
12) MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
13) PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Owner and Owner shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out.
14) HOT TUB: Use hot tub at your own risk. NO children under the age of 12 are permitted in the hot tub at any time. Please shower before entering. No glassware in around the tub. When not in use, please leave the insulating cover on. The cover is not designed to hold the weight of a person. The tub condition and water quality are checked prior to your arrival and after your departure. Any costs incurred from improper use of the hot tub will be charged to the Primary Renter. This can include additional cleaning charges of $150 per hour plus chemical costs. If improper use results in the loss of use for the next guests, you will be charged $500, which will be credited to the next guests.
15) BEACH CONDITION: Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing as ordered by any official agency.
16) NO PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.
17) NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of cleanup is expensive and Renter is Liable for the deep cleaning Costs incurred.
18) NO PETS ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply.
19) MAXIMUM OCCUPANCY - is 20 persons, and renters shall not exceed that amount at any time during the rental period.
20) PARKING – Garage can fit two cars comfortably. Additional vehicles are permitted on the property, as long as they do not damage the pavers. Renter is Liable for the deep cleaning Costs incurred to the pavers if motor fluid stains the property grounds. On street parking is available.
21) SHARED DRIVEWAY – It is hereby understood that this property is semi-attached on its left hand side to another townhouse. The driveway in front the other property serves as an easement to gain access to our property at 243A 6th St. It is ONLY to be used as an easement to gain access to and depart from 243A 6th St. Access to the property by foot may also be gained from North Bay Ave via gate opening.
22) SUBLETTING: Guest is not authorized to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Owner.
23) CHECK-IN & CHECKOUT - Check-in is at 3:00 PM and checkout is 11:00 AM. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests. All items will be checked at the conclusion of your stay and are expected to be returned in the same condition they were found, or will be subject to replacement/repair fees. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests.
24) CHECK-OUT PROCEDURES - Renters are responsible to complete the check-out procedures in the provided guest package that includes a check out list and to insure that the keys are placed back in lock boxes and the home is left.
25) HOLDING OVER: Because of the nature of Owner's business (short term winter and summer recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Owners business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Owner to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest's unauthorized "holding over" period.
In that event, Owner may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Owner to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Owner’s prospective business advantage.
26) RELATIONSHIP OF PARTIES: It is specifically agreed and understood that the relationship between the parties herein shall be deemed to be of proprietor and lodger or Guest as opposed to a relationship of landlord/tenant.
27) REMEDIES: In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over" or those acts mentioned above in this agreement, and in addition to all other rights and remedies Owner may have at law, Owner shall have the option, upon written notice or as the Law may hereinafter provide, Owner may immediately re-enter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages allowable under the Law. The Guest, as part of the considerations of this special rental, in recognition that this property is booked in advance by other Guests throughout the year, hereby waives all claims for damages that might be caused by Owner; re-entry and taking possession of premises or removing or storing property as herein provided, and will hold Owner harmless from loss, costs and damages occasioned thereof, and no such re-entry shall be considered or construed to be a forcible entry as defined in the New Jersey Code of Civil Procedure or other similar statutory provisions.
Further, if for any reason Owner is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby.
28) ATTORNEYS FEE/DEFAULT: If any legal action or proceeding (including default, non-payments, etc.) arising out of or related to this Rental Agreement is brought by either party to this Rental Agreement, the prevailing party shall be entitled to receive from the other party, in addition to all other relief that may be granted, the reasonable attorney's fees, costs and expenses incurred in the action or proceeding by the prevailing party.
29) INDEMNIFICATION: Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s). This indemnification agreement does not waive Owner's duty of care to prevent personal injury or property damage when that duty is imposed by law.
30) PRIOR AGREEMENTS: No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.
31) FORUM SELECTION, JURISDICTION, LAW AND VENUE– The parties agree to the exclusive jurisdiction and venue of the District Court of the State of New Jersey for Ocean County and/or Municipal court for the city of Beach Haven for the resolution of all disputes arising under this Agreement. The sole and exclusive venue (i.e. place where lawsuit may be filed) for any legal proceedings shall be in Ocean County, New Jersey. Guest expressly waives any other right or privilege with respect to the Disclaimer:
Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to take adequate precautions around wet areas, or any unforeseeable circumstances.
Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for negligent or intentional acts of harm.
Beautifully appointed home with extra touches not normally provided in a rental. The homeowners could not have been any friendlier or more accommodating, truly a pleasure to deal with. Great location for enjoying both town & the beach. I would highly recommend!!
We loved this house! A lot of thought was put into the decor and entertainment. Perfect for families. They thought of everything. Close to the beach, town, Fantasy Island, and more. The perfect house to rent in Beach Haven.
