|Welcome to our “Kiekilani”, a two bedroom cottage with direct beach access. The home is located on the interior of a beach front lot, (Maka, mountain side). The Keikilani accommodations include: a two bedroom / 1 bath, full sized kitchen, sleeping accommodations are: 1 queen and 2 twin beds. The home does have a full bath with a tub and shower. We do have dual A/C units throughout the home, one in living room and one in master bedroom. Your private washer and dryer are located off your rear patio door. We provide a gas bbq in an open air patio, which includes a patio dinning table for four. Wireless internet is provided as well as cable TV. The home is prepared with kitchen utensils, as well as bed and bath linens and towels for your stay. Starter cleaning supplies and toiletries are provided. The home is gated and does offer a private two car carport. The Keikilani is a wonderful full sized cottage home on a premium lot off a quiet street. The home is at opposite ends of a beach front lot with the Lehua home. This comfortable cottage offers relaxation, affordability, and serenity at the beach. This wonderful beach retreat is just what an island holiday is meant to be, peaceful and relaxing. The home is perfect for small ohana (family) or a couple. The Keikilani does have it's your own yard/back lanai area and direct beach access.

This rental agreement is made on 12/04/2018 between Rick Rivera, the authorized Managing Agent and the above-mentioned TENANT for the terms set herein. Please Review the following: There will be NO PETS. There will be NO ADDITIONAL GUESTS. There will be NO SMOKING INSIDE THE PROPERTY. There will be NO SHOES WORN INSIDE THE PROPERTY. (slippers, island style) There will be NO PARTIES of more than double the occupancy listed above. There will be NO SUBLETTING OR ASSIGNING to others. There will be NO LOUD MUSIC. There will be NO DISTURBANCE TO THE NEIGHBORS. Please do your best to leave the home clean at departure. Mahalo Please give full respect to the beachside home as they do have full priority on the grounds closest to the water. Beach access is granted as a thru way only. Mahalo. The grounds closest to the beach are the beach house Lehua’s. PLEASE READ AND CONFIRM: *Unless we agree otherwise, the entire deposit shall be forfeited by tenant to property agent if tenant or guest break any of the about EIGHT “NO’S”. *ANY additional cleaning charges above normal, extraordinary wear and tear or damage or theft of items will be deducted from the deposit and may, if necessary be charged to tenants an additional expense if the deposit is not sufficient to cover. *Tenant is urged to leave the property in the same condition as was presented to them. * Please note the Security deposit / cleaning fee are required for the hold on the reservation. *Deposits / cleaning fee will be-REFUNDABLE if the cancellation is done 45 days prior to the reservation, minus a $100.00 administration fee. * If you cancel after final payment has been made, or after you arrive at the property, you agree to forfeit all rents prepaid except for any amount we are able to recover through re-renting the property. We reserve the right to re-rent the property for less than amount you agreed to pay and will refund only the amount we are able to recover. *ANY cancellation must be done in writing 45 days prior to arrival. Full amount shall be FORFEITED if the written cancellation is received by the managing agent less than 45 calendar days prior to the stating date of the rental. *The SECURITY DEPOSIT shall be returned by mail or thru Pay Pal within 14 days of cancellation or scheduled departure date if cancelled 45 days prior. * Any damages to the home if necessary be charged to tenant an additional expense if the deposit is not sufficient to cover the damages. Any damages are to be collected immediately. *Any part of a day the tenant stays past the departure time shall constitute an additional days rent will be deducted from the security deposit. *Managing Agent or owner reserves the right to switch tenant to equal or better rental due to an emergency, fire, sale of rental property or natural disaster. *Please do not disturb the Neighbors. *The ocean can dangerous…. Enter at property’s edge is done at your own risk. *Children should not be left unattended. *Occupants shall be liable for all family, invitees, employees, or other persons invited onto the property. Should there be any legal action arising / related to occupants use of residence, the owner shall be entitled to recovery of all legal fees and cost. * Management and staff assume non responsibility for loss, due to thief while lodging at home. * Management / owner / occupant agree that all liability to owner or management due to injury of occupant or guest is waived and full responsibility of occupant of lease. *Confirmation happens upon full execution of this agreement and the deposit is received.
